Why Use An Exclusive Buyers Agent?
Only an Exclusive Buyers Agent (often called an Exclusive Buyers Broker) can GUARANTEE to represent you 100 % in the purchase of your New Home, from start to finish. In addition an Exclusive Buyer Broker can:
- GUARANTEE to negotiate on your behalf.
- Provide the true facts as to value, market and neighborhood conditions, and likely physical defects. Insist that the Buyer hire a Qualified Home Inspector who will treat the buyer as their client, and not as a customer.
- Get the BUYER the lowest price on the best terms.
- Give you the facts, good and bad. (A listing agent cannot tell you about many things that would be detrimental for the BUYER because they work for the SELLER).
- Assist you with your financing alternatives (there are many, many choices). There are many mortgage brokers that on the surface seem well intentioned, yet many are out to make additional "Junk Fees." We know a lot of the good ones and give you a list of the best, based on your criteria. We may advise you to be pre-approved by a lender. Why? Because a fully approved loan makes you a cash buyer.

A BUYERS AGENT works in a traditional real estate office that takes listings. Will work with a buyer under contract. Listing Agents (the ones with the sign in the front yard) and the company that they work for represent the SELLER, not the buyer. Their job is to get the SELLER the highest price on the best terms.
Some TRADITIONAL AGENTS receive extra bonus's when they sell their companies listings AS WELL AS TWICE AS MUCH WHEN THEY SELL THEIR OWN LISTINGS. That puts a little incentive in their pocket. Right???
Many agents claim to offer Buyer Brokerage services. But, what they often fail to mention is that they can't represent you on every home because they also take listings. When they take you to a listing of theirs or their companies they become Dual Agents, representing the Buyer and the Seller.
